Why The Time Is Now To Connect
A realtor we know works for a
traditional brokerage house you know. Meet Kelly. She's
the mother of Claire, a typical 11-year-old involved in
numerous activities, and Will - a rambunctious
3-year-old with boundless energy.
She’s a brilliant agent
- motivated, accountable, smart, technology-savvy, and
she does a ton of repeat and referral business, and
she does it mostly on her own, from her laptop,
her cell phone, Starbucks and her home office.
She earns a 70/30 split on all
commissions.
She pays the brokerage
nearly $800 a month for a desk she doesn’t sit at,
a phone she doesn’t make calls on, for copies she
doesn’t make, for a receptionist she doesn’t use and for
national television ads she thinks are stupid.
They don’t reimburse her for her
monthly internet connection, her cell phone bills, her
gas or her brochures and copies.
Once or twice a week, she:
- gets up before
dawn to exercise and work,
- does everything
to get herself ready,
- confirms the
sitter for Will,
- confirms
arrangements to get Claire home from soccer practice
or dance class,
- makes breakfast
for Claire,
- feeds Will,
- gets Will ready
for the sitter,
- takes two minutes
to damp off the food on her clothes,
- takes Claire to
school,
- drives 40 minutes
into her office,
- spends 25
minutes at the office,
- drives 40 minutes
back home,
- pays the
babysitter,
- works
from her home office during Will’s naptime.
Phew! And this is all before
Claire gets home and Will bounds out of bed. She doesn’t
need an office - she needs time, moreover, she just
needs a helping hand!

Let take a look at Gene who left
my last company to take a ride in a hot air balloon ---
You know the company I'm talk'in about --- O guess this primitive form of travel was suppose to
propel Gene to new heights.
It wasn't but a year later, I ran into Gene and asked
him how was it going. He said he was looking for a
better deal (hum, was he a prime candidate to join
Connect? You bet!
Gene was paying $1250 a month ($15,000 yr) desk fee
to be a 100% commissioned agent. He had to
share a 150 square foot private office with one other
agent. The company provided him a phone with an
800 line, access to the computers in the bull pen area,
access to a centralized fax. He received 3 leads
from the company for the year, largely because nobody
else wanted them. and none of them even made an offer.
Anything else Gene needed to run
his business, was out of pocket.
In addition to the $1250 desk fee Gene pays for
the privledge of a 100% commission, each
transaction Gene closes, he had to pay a transaction
fee of $125, admin fee of $40 a month, a mandatory
transaction management services fee of $135 for each
deal.
Does this all sound familiar? Oh forgot to
mention the franchise fee --- I understand it was 6% of
the commission paid. So if a home sold for $250K
and Gene were paid a 3% commission ($7500), inn addition
to the transaction fee and other fees above, he would
also be assessed a franchise fee of $450. Whew!
So Gene is the
typical example of the 100% agent ---- after paying
$1250 a month desk fee, he still pays over 10% of his commission
back to the company
overhead by the itemized fees that chip away at his
income!
Can you imagine what his net would be if
he had to also pay a referral fee for the deal?
