Dear Fellow Real Estate Agent,

My name is Beryl Gosney and my story is probably very similar to yours. I was trucking along in 2008 then suddenly noticed that the market was rapidly changing, but I hadn't. I realized I had to change the way I was doing business or I wouldn't be doing business! So I looked into short sales since most of my homeowner prospects were faced with ARMs ready to adjust, and the overall economy was starting to falter!  You know the history because it has effected you too, and practically everyone you know in some way.

Let’s face it, short sales are now a huge deal in this market and without the right knowledge, tools and resources, you will have a hard time providing for your own family!

You and I both know that the good ole’ days of “list, receive 10 offers and close at a sales price above asking price within 30 days” are long gone.

Perhaps the past year or two you have done like I have, attended a short sale class and then saw another one and attended it too.  After all, you needed the clock hours, right?  But what you observed was probably, each class had a difference slant to the process, but all basically made it clear, that short sale lead times were killing the industry.  So you started going to more classes,  and talking to more realtors to build a knowledge base that would enhance the results of your efforts.  Hard work right?  Still doom and gloom, right?

Then finally it hit me.  There was one thing all these classes had in common.  Though the content was primarily the same basics, all the presenters were Real Estate Agents who professed to be Short Sale Experts.  And another common thread, all were either trained by hard knocks, and word of mouth, and NONE were ever trained by someone working within the Banking institutions.

Wa-lah!  That was key.  I needed to find an industry insider who doesn't work at buying and selling real estate.  I need to find either a processor or Loss Mitigator who knew their stuff when it camer to working short sales for the bank.

Guess What?   I found that very person!  Actually it happened by accident, he found me! 

The rest is history!

Ya know, most agents are in denial about short sales. They think that ‘short sales’ and foreclosures are just a passing fad and that they will go away next year. Or worse yet, they are going for a Post Graduate Degree in the School of Hard Knocks and trying to “figure out” the bank and short sales on their own as that was how they built their business in the past and they got away with it.
 
I'm glad I didn't fall in that trap and wasn't that naive.
 
I hate to be the bearer of bad news… but compared to our last national ‘down market’ and based on the severity of this current down market, we can expect short sales to be a big deal nationwide for at least another two to five years.
 
Where will the majority of agents be by 2014?  Wanna guess?
 
Consider this fact:

Only 10-20% of all short sales listings
[done by the average agent] will actually have a successful close! Can you believe that? 

These agents will attempt working the failing 80-90% the same old way, blaming everything on the banks because of the their lead times; then finally giving up altogether in total frustration.

At the same time, there will be agents closing 80-90% of every short sale listing they touch, and, close them in half the time!
